Ad-hoc Announcement as per § 15 WpHG

VIVACON AG increases EBIT from EUR -0.7 mn to EUR 6.9 mn

Cologne, August 22nd 2005. VIVACON AG (ISIN DE0006048911) increased in the first
halfyear 2005 net income to EUR 3.7 mn from EUR -1.3 mn in 2004. Earnings per
share for the first halfyear 2005 amount to EUR 0.22 vs. EUR -0.09 in the last
year.

Given the concentration on institutional transactions and the boosted trade with
hereditary building rights, fewer new properties were put up for sale on a
retail basis in the first half of 2005 and thus VIVACON AG’s turnover up to
30.06.2005 was thus reduced from EUR 20.9 mn to EUR 12.7mn, in comparison to the
same period in the previous year. However, the substantially increased
profitability of the widened business meant that EBIT was significantly
increased to EUR 6.9 mn from EUR -0.7mn at the end of the first half of 2004.

Total output rose to EUR 23.3 mn compared to EUR 19.4 mn in 2004. Pre-order
volume, which will lead to revenues in the coming quarters has risen to EUR 31.3
mn against EUR 21.0 mn in 2004.

Due to its project oriented business model VIVACON AG historically had very
volatile quaterly results, whereas the bulk of the annual business volume
usually is recorded in the second half-year.
